Common Problems.

A gentleman is demanding his assessment be lowered to reflect the changing value of his house. He says he is surrounded by foreclosed homes and this hurts his house’s value. What do you tell this man?

Following Standard Procedures.

A woman demands to know why she is receiving a late notice. In checking her records, you note there is no payment showing, but she says she has a canceled check as proof. This woman has no history of late payments. What do you about this situation?

Outside Issues.

A couple is arguing about how their previous bill was not paid on time because the husband “drank his paycheck.” It is getting heated and a few other customers have taken note of the quarrel. What do you do?

Ethical Issues.

A young man wants to bid at an upcoming auction to be a vendor for us. He is having trouble deciding on a bid amount, and asks what you think the high bid will be. Should you give your opinion when helping this customer; why or why not?

Regulatory Requirements.

A customer writes a check for a payment. You glance at the check and notice the amount is short by two dollars. When you point this out, the customer acts embarrassed and tells you that she has no cash, and she just gave you her last check. What do you do now?
