Late Payments.

You have an appointment to meet with a tenant behind on their rent payment. You have warned the tenant that payment must be made today or you will have to seek legal action. Three previous appointments were not kept. What will you say or do, now that this tenant is asking to delay the appointment until tomorrow?

Security Concerns.

You have a property that has been vandalized recently, and you notice some high school boys are gathered across the street from this property, and look suspicious. You think one of the boys is the son of the property owner. What, if anything, do you say or do?

Communication Challenges.

You have an appointment to meet with a new prospective tenant. A man arrives on time and sticks out his hand to shake. He speaks, and you realize that unfortunately, you cannot understand a single word he has said and aren't even sure what language he is speaking. What you do now?
 

Threats and Pressure.

An elected official is on the phone, and she is asking you to reveal information about one of your tenants. She says that if you do not give her the information she is looking for she will go to the media. What do you do?

Liability and Safety Issues.

While inspecting an apartment complex that you manage, you see a small boy trying to climb out of a second story apartment window. What do you say or do?

Client Instructions.

One of your clients owns an apartment complex. Recently, this property has had problems with rodents, and when you informed this client with the facts, you were told that the rodents must be dealt with humanely. Unfortunately, those methods have not worked in the past. What do you say to this client?
